When homeowners are fined, threatened, and silenced, shouldn’t we know who’s in charge?
The Issue
Homeowners trust their HOA boards to manage community funds, enforce rules fairly, and represent their best interests. But what happens when those in power aren’t transparent about their own histories or financial dealings?
Recently, I commissioned a licensed private investigator to perform a background report on my community’s HOA. The findings were eye-opening — multiple business registrations, address discrepancies, and past financial and legal records spanning several states.
The point isn’t to shame individuals — it’s to highlight a major gap in Georgia’s HOA system: there’s no vetting, oversight, or disclosure requirement for those controlling thousands of dollars in homeowner dues.
The Bigger Picture
In Georgia, anyone can lead an HOA — even those with past financial mismanagement or unresolved liens — with zero disclosure to the community. Yet these same individuals can:
Place liens on homeowners’ properties
Impose fines and penalties
Control budgets with no independent audit
That lack of oversight invites misuse of power, selective enforcement, and abuse.
The Solution
It’s time for legislative safeguards requiring:
Background checks for HOA board candidates
Mandatory financial disclosures
Third-party audits for associations over a set budget threshold
Homeowners deserve the same transparency from their boards that boards demand from us.
